Others had to shutter permanently because the owners could not afford to pay the rent while the company was not bringing in any money.

Because of this, there are many activities right now that people are finding to be more challenging than usual. For instance, some would-be business owners cannot get loans easily because banks are warier than usual.

Another area where some individuals are struggling is real estate. Those who elect to sell their homes this year are finding that there are not as many people looking to buy. Those who might want to move are putting off looking for a new house because they don’t feel like their monetary situation is stable enough to support such a bold endeavor.

If you feel strongly enough that you want to sell, though, there is no reason not to put your home on the market. However, you’ll need to use some strategies to make your house as appealing as possible. Let’s go over some of the techniques that you might utilize.

Put in Flowers and New Shutters

One of the things that many sellers ask real estate agents is how to make their home look more attractive as they put it on the market, while at the same time, they don’t want to spend very much money. Some projects or additions can make your house seem much more appealing, but some of them are quite pricey, and you might not be able to drop that much.

One thing you might consider doing is putting in some new flower beds or flower boxes. You might hire a gardener to do so if you don’t feel confident enough about flowers to care for them yourself. The gardener can come and water them if you don’t want to have anything to do with the particulars.

You might also install some new shutters. If you have a basic-colored home, like gray or beige, some navy-blue shutters can complement those nicely.

These colorful additions should grab anyone’s attention who is driving through your neighborhood looking at houses. You want contrasting colors to which even a drowsy driver should pay attention.

Don’t Try to Sell at the Wrong Time of Year

You can sell your home at any time of the year, but it’s best to play the percentages. Most realtors will tell you that people like to do their house shopping in the spring or summer. They might do some in the fall as well, but if you have not sold your home by November, you may want to consider taking it off the market entirely until March or April of the following year.

You should be most aggressive marketing it when the weather is nice. If you decide to have an open house event, or a couple of them, a sunny Saturday in the middle of summer would be ideal. If you try to convince people to come in the middle of January, you probably won’t generate as much interest, even if you have a highly desirable property.

Consider Putting on a New Roof or Gutters

Some people will try to sell a home with a roof that is not in very good shape. You may see some missing shingles, or the gutters may not be in the best condition after years of rainstorms and snow.

No one wants to put on a new roof and gutters. The new roof can cost anywhere from $10K-20K, or even more on huge houses or ones with elaborate or antique roofing elements. New gutters can cost a few thousand as well.

The problem is that even if you don’t want to spend that money, if someone comes to look at the house and sees that the roof and gutters are in poor condition, that’s going to get their attention, and not in a good way. They will have a home inspector take a look at the damage.

They might demand that you replace the roof and gutters anyway, even if you don’t want to do it. If you refuse, they may still buy the house, but they’ll ask you to knock several thousand dollars off the asking price.

If you replace the roof and gutters before a potential buyer asks you to do it, those parts of the house go from liabilities to one of the main selling points. You’re sure to have many more takers with a brand-new roof and gutters, especially if you can transfer the parts and labor warranty to the new owner.

You Can Paint the House

Painting the house is another thing you can do that will make it look a lot better without you having to spend a ton of money on it. You can paint both the house’s exterior and possibly some of the interior rooms as well if you feel like they need it.

The trick here is to paint in neutral tones. If you paint either the interior or exterior in wild colors that probably won’t appeal to many people, that will repel many potential buyers. You may feel fine living in an unusual-colored house if it matches your personality, but most buyers will not feel the same way.

One final tip is to only take pictures of the home’s interior for Zillow or Redfin when you have cleaned the entire house from top to bottom. You don’t want to take pictures of the kids’ rooms or the family room when clothes and dirty dishes are lying all over.

The would-be buyer is indulging in a fantasy when they look at the house. You don’t want to present anything less than an idyllic home situation if you’re going to entice them to put in a bid on such a large and significant purchase.
